McKiernan Design Drafting will organise all your building plans, consultants
and documents right up to being ready for tender and building applications.
This allow the client the peace of mind to deal only with person and
not have run around the countryside.
The most common question we are asked is “How long will this all
take?”. We have prepared a typical scenario to give you a better
idea of expected timeframes.

* At completion of design development stage, you will have detailed
floor plans and elevation as well as a schedule of areas in order to start
gaining preliminary pricing. At this stage we will have something drawn
to scale to go through and discuss. We will then make any changes necessary
to get the plans to a point where we can “sign off” prior
to proceeding to working stage.
** Complete full working drawings to a level that will provide clear
and concise information to builders and certifiers and will be adequate
for all approvals and pricing as well as being more than adequate for
a competent builder to complete the works. The detail provided will still
require you to invest considerable time with the nominated builder prior
to construction in order to finalise finishes and fittings etc to be included
in your build cost. If required, we can provide additional services to
furnish you with full electrical and lighting layouts, cabinet, kitchen
and wet areas detailing, colour schemes and finish schedules, as well
as a full specification for the entire project. For all of these additional
services it would typically add approximately 50% to our fees. These items
are certainly not an approval requirement and if you have the time most
clients prefer to deal with these items themselves directly with the builder
